Our strategy emphasizes the procurement of under-managed properties where a renovation project or improved management can reposition the property to a higher market level.

Project Size: Typically 100-700 units
$10 Million minimum acquisition

Project Condition/Age: Typically 10-25 years old. ARG has purchased communities less than 5 years old and others more than 25 years old. ARG will not evaluate properties that are less than ā€œCā€ condition.
Investment Style: VALUE-ADD and CORE-PLUS: Renovation Strategy and/or Management Improvement. The local sub-market must allow for repositioning of the property with higher rents post-renovation. The sub-market should also have improving market dynamics. 
Renovation Style: From cosmetic to significant structural changes. Renovation typically ranges from $2,000 to $30,000 per unit.
