Renovation Process

An area of interest for Aslan Realty Group investors is the renovation process. A property renovation typically involves the following sequence of events:

Field Investigation and Pre-Design
This involves understanding the property and where it fits in relation to the sub-market. Aslan Realty Group then makes initial renovation assumptions based on ways that the community can most effectively be repositioned against competitive communities.

Design and/or Construction Preparation
Here Aslan Realty Group involves consultants, architects, landscape planners and general contractors to create a plan for the work outlined during the Pre-Design phase.

The Bid Process
At this point, Aslan Realty Group prepares specifications, qualifies bidders and analyzes bids based upon design phase.  The job is awarded to the most qualified bidder(s) and the construction budget is finalized.


Perform Renovation/Construction
During this phase, Aslan Realty Group begins and ultimately completes the renovation process. Aslan Realty Group also communicates with inspectors, enhances the overall housekeeping of the community and, upon completion, insures that notices have been filed with appropriate local government agencies.  Construction costs are carefully tracked throughout the renovation process to ensure compliance with the budgets developed during underwriting.

Marketing
At this point, Aslan Realty Group will focus on a new marketing strategy while remaining committed to retaining residents. A more professional on-site property management team is employed and a “Grand Opening” is held to celebrate the community’s new look and feel.
